Selling Your Palos Verdes Home

A successful sale starts before your home goes on the market. The preparation, asking price, presentation, and negotiations all work together.

My job is to help you make those decisions with a clear plan. Sometimes that means light staging to bring out the best in an already beautiful home. Sometimes it means stepping back, improving the presentation, and choosing a better time to relaunch.

I’m Sep Ebrahimi, and here is how I approach selling a Palos Verdes home.

First, we prepare your home for buyers

I look at how buyers will experience your home and recommend preparation based on what it needs.

At Monero Drive, the home was already beautifully remodeled. I recommended light staging, which my wife, an interior designer, handled at no additional cost to the seller.

At Abbottswood Drive, the home was tenant-occupied and wasn’t showing well. My recommendation was to take it off the market, wait for the tenants to leave, and stage it before trying again.

These were different homes with different needs. In each case, the preparation was part of the selling strategy.

Then, we set a price with a purpose

I discuss the pricing strategy with you before we launch. The asking price should help attract buyers and give us an opportunity to negotiate from a strong position.

For Monero, our initial pricing helped generate multiple offers. That competition gave us room to negotiate a stronger result.

For Abbottswood, we changed both the presentation and the asking price before returning to the market. I believe in looking honestly at the response and explaining when a different approach makes sense.

We make the presentation count

Staging helps buyers understand how a home can feel and function. My listing work has also included professional photography and video to present homes to prospective buyers. A seller’s review describes how I brought together interior-designer staging, photography, and videography as part of their sale. Read the review on my testimonials page.

The specific plan should fit your home. I’ll explain what I recommend and how it supports the sale.

I stay personally involved in negotiations

When offers come in, I work closely with you on our response. I pay attention to buyer interest, communicate with the agents, and discuss our options before taking the next step.

Monero is a good example. After meeting the buyers and their agent, I could see how strongly they connected with the home. I held strategy discussions with my seller, then worked with the buyer’s agent to turn that interest into a stronger offer.

Preparation and pricing created the opportunity. Negotiation helped us make the most of it.

Two real Palos Verdes selling stories

6505 Monero Drive: Light staging, thoughtful pricing, and a stronger offer

Before: This was an already remodeled home in great condition. It needed finishing touches to help buyers picture themselves living there.

What we did: I recommended light staging. My wife, an interior designer, took care of it at no extra cost to the seller. We launched with a pricing strategy designed to attract interest and received multiple offers.

I met the eventual buyers and their agent and could tell the home was an excellent fit. After a couple of strategy sessions with my seller, I communicated with the buyer’s agent about strengthening their offer. The buyers responded by stepping up significantly.

After: The home sold for $1,950,000—$151,000 above the $1,799,000 asking price, approximately 8.4% over asking.

6614 Abbottswood Drive: A pause, a fresh presentation, and multiple offers

Before: The home was tenant-occupied, and its condition and presentation made it difficult for buyers to appreciate its potential. After approximately two weeks and a price reduction, we still had no offers.

What we did: I recommended taking the home off the market and waiting until the tenants moved out. Once they left, we staged the home and relaunched it at $1,699,000.

After: We received multiple offers and sold for $1,850,000—$151,000 above the relaunch asking price, approximately 8.9% over asking.

Let’s make a plan for your home

If you’re thinking about selling your Palos Verdes home, let’s start with a conversation. We’ll discuss its presentation, pricing, and the steps that make sense for your situation.

One client, Mehran, described coming to me in 2013 to buy his first home with a limited down payment. We found a home his family could afford and enjoyed. When a relocation meant it was time to sell, he returned to me. That is the kind of relationship I work to build—someone you can turn to as your needs change. Read Mehran’s review.
